How this estimate was calculated
What Is Property Distribution?
Property distribution means determining how an estate or property interest is allocated among people who are legally or religiously entitled to inherit it. In Pakistan, inheritance cases can involve property, cash, land, apartments, houses, agricultural land and other assets.
When a property owner dies, the property does not simply get divided by the number of family members. The distribution can depend on the deceased's family structure, surviving heirs, ownership percentage, applicable inheritance rules, debts, expenses and other circumstances.
This is why a proper property distribution calculator needs more information than simply asking, "How many heirs are there?"
How Does the Property Distribution Calculator Work?
This calculator uses the information entered by the user to estimate the distributable estate and then calculates supported heir shares under a simplified common Sunni/Hanafi inheritance model.
Comparable Pakistan-focused calculators also use inputs such as the deceased's gender, spouse, sons, daughters and surviving parents, while more detailed tools include deductions and land-area calculations. :contentReference[oaicite:1]{index=1}
Enter the Property or Estate Value
Enter the value of the deceased person's ownership interest that forms part of the estate. If the deceased owned only a percentage of a property, use the value of that ownership interest rather than automatically entering the entire property's market value.
Enter Funeral Expenses and Debts
Enter applicable funeral expenses and enforceable debts before calculating the amount available for inheritance distribution.
Enter Any Applicable Bequest
If an applicable wasiyyah or bequest exists, enter the amount. The calculator limits the amount to one-third of the estate after the funeral and debt deductions. Actual validity of a bequest can depend on the circumstances and should be verified.
Select the Surviving Heirs
Enter the surviving spouse, parents, sons and daughters. Only people who were alive when the deceased died should be entered as surviving heirs.
Calculate the Distribution
The calculator displays the estimated share percentage, total PKR amount, amount per person and optional land-area share.
Property Distribution Formula
The first calculation is to determine the amount available for distribution.
The resulting amount is then allocated among the supported heirs according to the configured inheritance rules.
How Sons and Daughters Share the Residue
Where sons and daughters inherit together as residuary children, the calculator applies the commonly used two-to-one ratio: each son receives two units for every one unit received by a daughter.
For example, if an amount of PKR 9,000,000 remains for one son and one daughter after the applicable fixed shares, the two children have three units in total. The son receives two units and the daughter receives one unit.
Wife's Share in Property Inheritance
In the common Sunni inheritance framework implemented in this calculator, a surviving wife has a fixed share that depends on whether the deceased left descendants. Where descendants survive, the wife's collective share is commonly calculated as one-eighth; without descendants, it is commonly one-fourth.
Where there is more than one surviving wife, the collective spouse share is divided equally between the surviving wives.
This calculator is deliberately limited to a supported set of common heirs. A real inheritance case may involve additional relationships that can change the distribution.
Husband's Share in Property Inheritance
Where the deceased is female and a husband survives, the common fixed share is one-half when there are no descendants and one-fourth where descendants survive.
The calculator uses this distinction when the deceased is selected as female and the husband is marked as surviving.
Parents' Share in Property Distribution
The presence of surviving parents can significantly change an inheritance calculation.
Under the simplified model used here, the mother generally receives one-sixth where descendants survive or where the relevant sibling condition applies; otherwise, her fixed share can be one-third in the supported scenarios.
The father can have a fixed share and may also participate in the residue depending on which other heirs survive.
Example: Property Distribution in Pakistan
Consider a hypothetical estate worth:
Assume the deceased leaves a wife, one son and one daughter, with no surviving parents entered into the calculator and no deductions.
The wife receives her applicable fixed share first. The remaining amount is then distributed between the son and daughter according to the two-to-one ratio.
The calculator performs the arithmetic automatically and shows both the percentage and rupee value for each supported heir.
Property Distribution With Land Area
A useful feature for Pakistani property owners is the ability to calculate not only the monetary value of an inheritance share but also the equivalent proportion of land.
For example, if an inheritance share is 25% and the total property area is 8 kanal, the mathematical land share is:
This does not mean that the physical property must necessarily be cut into exactly that shape. Actual partition, mutation, title transfer and physical division can involve property documents, access, boundaries, local revenue procedures and legal requirements.
Kanal, Marla and Square Feet Conversion
Land measurement terminology in Pakistan can vary between regions, historical records and housing societies. For that reason, this calculator allows the user to select a marla standard rather than silently assuming that every property record uses the same measurement.
| Unit | Approximate Conversion Used by Calculator | Important Note |
|---|---|---|
| 1 Kanal | 20 Marla | Verify the local land record standard. |
| 1 Marla | 272.25 / 250 / 225 sq ft depending on selected standard | Local records may differ. |
| 1 Acre | 8 Kanal under the standard used here | Confirm the relevant local measurement system. |
Market Value vs Inherited Share
A property's market value and its inheritance share are two different concepts.
Market value is an estimate of what the property could sell for under market conditions. An inheritance calculation determines the proportion attributable to each eligible heir under the applicable inheritance framework.
If a property is worth PKR 20 million and an heir has a 25% share, the mathematical value of that share is PKR 5 million. That does not automatically mean the heir must receive PKR 5 million in cash. The actual settlement could involve property division, transfer of ownership, co-ownership or another legally agreed arrangement.
Can Property Be Divided Physically?
Not every property can be conveniently divided into separate physical portions.
A house, apartment, commercial unit or small residential plot may have practical limitations. In some circumstances, heirs may remain co-owners, agree on a buyout, sell the property and distribute the proceeds, or use a legally documented partition process.
The calculator therefore shows the mathematical share. It does not decide how the physical property should be partitioned.
Important Information Before Dividing Inherited Property
- Confirm who legally owned the property at the time of death.
- Determine the deceased person's exact ownership percentage.
- Identify all surviving heirs.
- Check outstanding debts and obligations.
- Check whether a valid will or bequest exists.
- Verify the applicable inheritance framework.
- Review the property title, registry, Fard and other relevant documents.
- Check the applicable succession and mutation procedure.
- Obtain professional legal or religious verification where required.
Common Property Distribution Mistakes
1. Dividing the Property Equally
Inheritance is not necessarily calculated by dividing a property equally among every family member. The applicable inheritance rules determine the shares.
2. Ignoring Debts
Outstanding obligations can affect the amount available for distribution. Entering the gross property value without considering applicable deductions can produce an inaccurate estimate.
3. Forgetting the Deceased's Actual Ownership
If a person owned only part of a property, the entire property's market value should not automatically be treated as that person's estate.
4. Ignoring Other Heirs
The calculator supports a defined set of common heirs. Cases involving additional relatives can require a different calculation.
5. Treating an Online Calculator as a Legal Decision
An online calculator can help users understand mathematical shares, but it cannot inspect title documents, determine disputed facts or issue a legal succession order.
When Should You Consult a Lawyer or Islamic Scholar?
Professional verification is especially important where there are multiple classes of heirs, disputed ownership, adopted or predeceased family members, wills or bequests, multiple properties, debts, family disputes, court proceedings or questions about the applicable school of jurisprudence.
Current Pakistan-focused calculators similarly warn that simplified inheritance tools do not cover every possible family structure and should not replace qualified religious or legal advice. :contentReference[oaicite:2]{index=2}
